Evanston has more flat and low-slope roofs than most North Shore towns — the legacy of its dense greystone two-flats, art-deco apartment buildings along Sheridan, and the brick mixed-use blocks of downtown and central Dempster. Each system has its own failure mode and its own correct repair.
TPO, EPDM, and modified bitumen — picking the right system
TPO (60-mil minimum) is our default for newer commercial work because the white reflective surface keeps cooling loads down and the heat-welded seams give a strong, traceable warranty. EPDM rubber is still the right answer for many residential greystone decks where rooftop access and ponding water management matter. Modified bitumen — installed in two-ply torch-down or self-adhered systems — is the workhorse repair material for older Evanston decks where partial replacement is more appropriate than a full tear-off.
Drainage, scuppers, and the ponding-water question
Most Evanston flat roof failures are drainage failures, not membrane failures. The lake-effect storm pattern dumps 1.5+ inches of rain in under an hour several times a summer, and an old drain or undersized scupper will pond water for days. Every flat-roof scope we write includes a drainage review, and we will recommend tapered insulation, an additional scupper, or a new drain when the math says so.
Rooftop decks and amenity spaces
Roof decks are increasingly popular on Evanston three-story walk-ups and condo conversions. We install pedestal-paver and structural-floating-deck systems over fully warrantied membrane — never directly on the roof — so the membrane remains inspectable and the manufacturer warranty stays intact.
What you get with us
- 20-year manufacturer membrane warranty on full installs
- Heat-welded seams documented with weld-test pulls
- Tapered insulation to engineered slope on every full replacement

Questions Evanston homeowners ask about materials.
How long does a flat roof last in Evanston?+
A 60-mil TPO or EPDM, properly installed and maintained, runs 22 to 28 years in our climate. Skipping annual maintenance can cut that in half, mainly through unaddressed seam separation and drain blockages.
Can a flat roof be repaired or does it need to be replaced?+
Membranes under 15 years old with isolated punctures or seam failures are almost always repairable. Multiple seam failures, blistering across more than 30% of the field, or saturated insulation found via infrared scan mean a replacement conversation.
Do I need to remove HVAC equipment for a flat roof replacement?+
Sometimes. Light equipment we work around with new pitch pockets and curb flashing. Heavy rooftop units may need to be lifted by crane for one day during the membrane install. We coordinate this with your HVAC contractor as part of the project plan.
