The neighborhood housing mix
The blocks between Foster, Sheridan, and Ridge are an unusual mix: faculty-owned single-family homes built 1900–1930, larger faculty residences in the 1920–1940 period, and a heavy concentration of student-rental two-flats and three-flats. Each type has different priorities.
Faculty single-family homes
Almost always historic, often inside the Northeast Evanston Historic District, frequently needing COA review. Architectural choices favor preservation. We work most often on designer-laminate asphalt and synthetic slate in this segment.
Student rentals
Priority is durability, low maintenance, and minimal turnover risk. Standard architectural shingles, oversized gutters, and aggressive maintenance contracts are typical. Many landlords also use us for end-of-summer pre-leasing inspections that document roof condition before tenants move in.
Coordination with the university
A small percentage of our work touches Northwestern facilities, fraternities, and university-adjacent properties. We are pre-qualified for Northwestern facilities work and we know the parking, access, and noise constraints that come with operating near campus during academic terms.
