The neighborhood housing mix

The blocks between Foster, Sheridan, and Ridge are an unusual mix: faculty-owned single-family homes built 1900–1930, larger faculty residences in the 1920–1940 period, and a heavy concentration of student-rental two-flats and three-flats. Each type has different priorities.

Faculty single-family homes

Almost always historic, often inside the Northeast Evanston Historic District, frequently needing COA review. Architectural choices favor preservation, and designer-laminate asphalt and synthetic slate are the usual answers in this segment.

Student rentals

Priority is durability, low maintenance, and minimal turnover risk. Standard architectural shingles, oversized gutters, and aggressive maintenance contracts are typical. Many landlords also book end-of-summer pre-leasing roof inspections that document condition before tenants move in.

Coordination with the university

University-adjacent properties — fraternity and sorority houses, converted student rentals, small institutional buildings — come with parking, access, and noise constraints during academic terms, so ask a contractor whether they have worked near campus in term.
